As ground rent investors we are well aware of the problems that some landlords face when trying to collect ground rent and service charge payments from lessees. Unless you appoint a property management company to collect the money on your behalf it can be a real headache. Our company has it's own management company that collects the ground rent on our behalf so the lessees are written to in the prescribed form in advance notifying them that the payment is due. With the changes in the law you can't simply just write to your lessees with a ground rent demand, it has to be served on them in the correct formula along with guidance notes informing them of their rights.
We are currently looking to purchase freehold ground rents on blocks where the landlord is responsible for the management and insurance of the building. We want to acquire ground rents that have leases in the region of 80 years but we will consider blocks where the leases are over 80 years. We are also looking to acquire pure ground rent income where the freeholder is not responsible for the upkeep of the building.
We are able to serve the section 5 notices on your behalf if we agree to purchase your freehold ground rent that has ground rents under 80 years. With this in mind you can rest assured that your legal fees will be kept to a minimum.
Acting as your agents we will serve the section 5 notices on your behalf. As soon as the requisite two month period has expired we will contact you to arrange completion. We will organise the transfer documentation that needs to be signed and arrange completion with you.
