Freehold Ground Rents – Flats With Short Leases
If you are trying to sell a flat with a short leases we may be able to help you. As you know if a lease is under 50 years the freeholder is going to charge you a considerable sum of money to extend your lease by 90 years. If you do not agree with the premium the freeholder wants you will have to ask the Leasehold Valuation Tribunal to determine how much a lease extension should cost you. This can be very time consuming as well as very costly to the leaseholder as they are responsible for the costs.
This is not particularly helpful if you are trying to sell your flat in order to buy another property. We may consider buying your short lease flat from you which would enable you to move. We would be looking to buy the flat without extending the lease. We could then deal with the lease extension in our own time.
